1. General Ponderosa Eiendom AS ("Ponderosa") offers apartments and other accommodation units ("Properties") for short-term rental to individuals and companies ("Tenant(s)"). Reservations are made through Ponderosa’s online booking system available at booking.ponderosa.no ("Bookings"). These terms apply to all bookings and the tenant’s use of the property.

2. Payment Payment must be made as follows: Private individuals and companies can pay by card on our booking site. Companies that stay with us on a recurring basis may apply for an invoicing account by contacting us at post@ponderosa.no.

3. Binding Agreement A reservation becomes binding once it has been confirmed by Ponderosa and full payment has been received.

4. Cancellation Policy All bookings are final and non-refundable. This applies regardless of the reason, including but not limited to personal circumstances, weather conditions, or transport issues. We strongly recommend that tenants purchase travel insurance that covers unforeseen events which may lead to cancellation.

5. Ponderosa’s Obligations Ponderosa commits to: Rent out the property fully furnished and as described on our website. Carry out necessary maintenance and repairs within a reasonable time after being notified by the tenant. Offer alternative accommodation or refund the rent if the property does not meet the agreed criteria and cannot be remedied within a reasonable time.

6. Tenant’s Obligations The tenant agrees to: Treat the property, including furniture and other items, with care. Comply with any specific rules for the property provided by Ponderosa. Not sublet or otherwise make the property available to third parties without written consent from Ponderosa. Not allow more people to stay overnight than stated in the booking. Not disturb public peace or cause inconvenience to neighbors. Notify Ponderosa immediately of any damage or defects. Not bring pets into the property without prior written approval from Ponderosa. Adhere to the no-smoking policy in the property, unless otherwise expressly agreed.

7. Liability The tenant is responsible for any damage to the property or its contents occurring during the rental period, unless it can be proven that the damage was not caused by the tenant or their guests. Ponderosa is not liable for: Theft, accidents, or disturbances from neighbors. Unexpected mechanical, electrical, or technical issues, including but not limited to TV, internet, appliances, air conditioning, etc. Other property issues such as heating, water, electricity, or elevator malfunctions.

8. Final Cleaning and Additional Services Final cleaning upon departure, as well as bed linen and towels, are included in the total price unless otherwise agreed between the tenant and Ponderosa. Any additional services may be available upon request and may incur extra charges.

9. Privacy Ponderosa processes personal data in accordance with applicable privacy laws. For more information, please refer to our privacy policy on our website.

10. Changes to the Terms Ponderosa reserves the right to modify these terms. Any changes will be published on our website, and it is the tenant’s responsibility to stay updated on the applicable terms. 11. Disputes Any disputes between the tenant and Ponderosa should first be resolved amicably. If this is not successful, the dispute may be brought before the ordinary courts in Norway, unless otherwise agreed by the parties.
