Terms and Conditions Ponderosa Eiendom AS(Ponderosa) - Rental Terms 1. General Ponderosa offers apartments and other accommodations ("Properties") to individuals and companies ("Tenant(s)") for short-term rental. Bookings for properties are made through Ponderosa's electronic booking system available at booking.ponderosa.no ("Bookings"). These terms apply to the bookings and the tenant's use of the property. 2. Payment Payment shall be made as follows: Private individuals and companies can pay by card on our booking pages. Companies that stay with us repeatedly can apply for an invoice account by contacting us at post@ponderosa.no. 3. Binding Agreement A booking becomes binding when it is confirmed by Ponderosa and when full payment has been made. 4. Obligations to Ponderosa The property shall be rented fully furnished, and otherwise as advertised by Ponderosa on our website. If the property does not meet the agreed criteria, the tenant shall immediately notify Ponderosa of this. If the breach is material, and unless Ponderosa is able to remedy the breach within a reasonable time, Ponderosa shall instead offer the tenant alternative accommodation. If such alternative accommodation is not available, the tenant may cancel the booking, in which case Ponderosa shall refund the rent to the tenant. The tenant is not entitled to alternative accommodation and/or to cancel the booking if the breach is not material. In such cases, and provided that Ponderosa has not been able to remedy the breach within a reasonable time, the tenant may be entitled to a reduction in the rental amount. Ponderosa is not responsible for theft, accidents or neighbor disturbances, or for unforeseen mechanical, electrical and technical failures such as television, cable service, internet connection, satellite TV, appliances, air conditioning, etc. or other failures relating to the property, such as heating, water, electricity and elevators. Final cleaning of the property upon departure, as well as bed linen and towels, are included in the total price unless otherwise agreed between the tenant and Ponderosa. 5. Tenant's obligations The tenant undertakes to: take good care of the property, including furniture and other objects; follow any specific rules for the property that have been made available to the tenant; not rent out or otherwise make the Property available to third parties; not allow more people than those stated in the overnight booking to access the property; not disturb public order or disturb the neighborhood; immediately notify Ponderosa of any damage to the property, including furniture and other objects, whether caused by the tenant or other persons; not have pets in the property without Ponderosa's prior written consent; unless otherwise expressly agreed, smoking is not permitted in the property. The tenant is responsible for any damage or disturbance caused by the tenant. Ponderosa has the right to seek further compensation from the tenant in the event of damage.
